One of the most overlooked—and financially dangerous—elements of probate real estate is insurance. Many Lake and McHenry County families dealing with an inherited home assume the existing homeowner’s policy automatically stays in place. It does not. In fact, the original policy can void coverage once the owner has passed away or the home becomes unoccupied for a certain period of time.

Why does this matter so much? Because a vacant or inadequately insured property is at extreme risk, especially during Northern Illinois weather. Another key issue is liability coverage. If someone slips on ice, is injured on the property, or is harmed due to unsafe conditions, the estate could face legal claims. Properties in suburban areas like Algonquin, Crystal Lake, Grayslake, and Lake Zurich often still experience foot traffic, mail carriers, neighbors, contractors, real estate agents, appraisers, and prospective buyers—even when a home is not lived in.

  • Temporary utility requirements
